1. The introductions
At the first meeting, we will introduce ourselves to you. During this meeting, our commercial technical adviser will explain to you exactly what our company does and what exactly we represent. In addition, we will draw up an inventory of your schedule of requirements. Our adviser will help you with drawing up this schedule. This will include the dimensions of the building in relation to your operations, the office furnishings and the routing of your production processes.

2. Guide price and 3D visual
On the basis of the inventory drawn up at the first meeting, we will present a logical sketch plan of your building. During this introduction, we will provide (completely free of charge) a presentation folder and board containing the guide price, technical description, a 3D visual and a floor plan of the design of your future business premises. You will also receive a proposal for the creation of the design. This proposal will include the cost of the entire planning permit and everything required to obtain this.

3. Building location
With this proposal as our guide, we will then search for a suitable building location. We will make use of our extensive database and examine the possibilities offered by municipal authorities. We will examine the available locations both within and outside of this database. Naturally, we will also take your preferred location into account in this.

4. Finance
The finance of your building is the next step. If you choose to lease the space (with or without an option to buy), we can help you come to the desired arrangement. This allows you to keep your focus on your core business and means you have no additional ‘worries’ about your property. We work closely with Unigoed, a property company that is also part of the Van Dijk Groep and is specialised in the lease, purchasing and sale of industrial property.

5. Building permit
We will test your design against the applicable rules and regulations within the municipality concerned.
Our commercial technical adviser will conduct preliminary discussions with the municipal authorities on this subject. We will then create the required structural drawings such as the floor plans, elevations, cross-sections and the visually dominant details. We will also create a modified 3D visual. We will submit the fully completed sketch plan to the municipal authorities. Following approval of the sketch plan by the municipal authorities, we will initiate the technical detailing of the design.
This will include:
  • provision of cone penetration tests, including the bearing capacity advice
  • discussions with the fire department concerning escape routes, compartmentalisation and the fire-retardation of the roof and the exterior walls
  • structural design of the steel structure
  • structural design of the foundations
  • structural design of any (upper) floors
  • providing the EPN (Energy Performance Standard) calculations, including the building permit test
  • providing the fire load calculation
  • providing a schedule of requirements for the fire alarm and evacuation systems
  • provision of a fire transfer calculation
  • provision of the sewerage plan
  • provision of a soil survey in the case of pollution

The complete plan will be submitted to the municipal authorities in question. We will pass on any comments and suggestions from the municipal authorities, and discuss the price consequences of these with you. All amendments and modifications to your design will be discussed with you. After all, it is you who determines what your building will look like.

6. Final price
We will draw up a technical description on the basis of the ‘definitive plan’. This description will state in detail how your plan will be realised, including the materials to be used and the quality standards to be applied. We will then quote a definitive, fixed price on the basis of this technical description and drawings. The commercial technical adviser will discuss these with you. If you then decide to have the building created by us, the cost of the entire design process will be deducted from the building sum. Meaning the design is completely free!
